Kempinski Residences Miami Design District is the first Kempinski-branded residential project in the United States — two intimate 23-story towers with just 132 corner residences, 6 townhomes, and 17 guest suites, featuring 70,000 sq ft of amenities connected by an elevated bridge, at the gateway to Miami's Design District.
Kempinski Residences Miami Design District introduces Europe's oldest luxury hotel brand to the U.S. residential market with an intimate two-tower enclave at 3801 and 3883 Biscayne Boulevard, at the gateway to Miami's globally renowned Design District. Developed by DaGrosa Capital Development Partners LLC with architecture by Arquitectonica, interiors by Rockwell Group, and landscape design by Enea, the project features two 23-story towers with only four residences per floor — 132 private condominium residences in total — plus six townhomes and 17 guest suites reserved exclusively for residents. All homes are corner residences with private elevator access, expansive terraces (many exceeding 500 sq ft), and panoramic views of Biscayne Bay, the Miami skyline, and the Design District. Floor plans range from two to four bedrooms (2,100 to 3,100 sq ft interior, up to 3,700 sq ft total with terraces), with an average residence size of 2,514 sq ft. Duplex penthouses begin on the 22nd floor. Interiors by Rockwell Group feature custom European cabinetry, premium Gaggenau appliance packages with built-in coffee systems and induction cooktops, spa-inspired primary bathrooms with Kallista fixtures and Kohler smart toilets, and floor-to-ceiling glass throughout. Approximately 70,000 sq ft of indoor and outdoor amenities are distributed across both towers and seamlessly connected by an elevated third-floor amenity bridge. The North Tower is dedicated to health and wellness with a fitness center, treatment rooms, spa facilities, wellness café, 85-foot lap pool with cabanas and sun shelf, kids' room, and garden lounge. The South Tower focuses on social and entertainment with a beverage bar, business center, conference room, game room, golf and Formula 1 simulators, music studio, private dining room, children's and teen lounges, TV lounge, and a screening room. Outdoor amenities include a beach-entry pool, splash pad, padel court, lawn sports area, outdoor theatre, social lounge, and games lounge. Daily residential management is overseen by Kempinski Group, with a dedicated house car per tower, assigned parking, retail at the base, and EV charging stations.
